What Is Softwashing?

Softwashing is a low-pressure cleaning method that uses specialized, eco-safe biodegradable solutions to eliminate moss, algae, lichen, and black streaks at the root — without damaging your shingles. Unlike pressure washing, which can void your warranty and strip granules from asphalt shingles, softwashing kills organic growth chemically and lets rain carry the debris away naturally over the following weeks.

The ARMA-recommended approach. The Asphalt Roofing Manufacturers Association (ARMA) — the industry body representing shingle manufacturers like GAF, Owens Corning, and CertainTeed — explicitly recommends low-pressure chemical cleaning as the only approved method for removing roof algae and moss. Pressure washing voids most manufacturer warranties. Softwashing does not.

How it works: Our technicians apply a sodium hypochlorite-based solution (the same active ingredient used in municipal water treatment) at low pressure — typically under 100 PSI. The solution penetrates moss and algae at the cellular level, killing it completely. Within days the growth begins to release from the shingle surface, and over 2–4 weeks rain washes the dead material away, revealing a clean roof underneath.
